Rail Vihar, Rail High Risers Society, located in Sector – 10, Sonipat was developed by the Indian Railway Welfare Organization (IRWO), an autonomous body under the Ministry of Railways. Total 660 flats of three different types, namely, Type-II, Type-III & Type-IV were constructed by IRWO in 2 phases. The Society Campus spread over in 10.012 acres of land which divided in boundaries of Pockets-A(Type-4 Flats) and Pocket-B (Type-II&III Flats). The possession of phase-I & Phase-II was handed over to the allottees/owners in the year 2016 and 2017 respectively. Details of the houses under various types are:

There is one Community Centre with Kitchen inside the campus. This may be hired for holding functions. RWA, RHRS office is located in Pocket B near guard room. Complete basement parking has been provided in both Pockets. There are four shops in Community Centers.
Campus is well known for its greenery with a number of parks and playing facilities for the children. There is a walking track of about 600 meter in Pocket B and 400 meter in Pocket A
CURRENT IMPORTANT ISSUES
Common Area Maintenance pending from Allottees Viz:-
(1) Routine Common Area Maintenance Charges (CAMC) for 2024-25, (due w.e.f. 01.04.2024) to be paid by 30th April, 2024 without late fees. One month rebate on payment of whole one year dues in advance is available only up to 30th April of every year, now by 30.04.2024 strictly. It will not be extended further.

– In exercise of the powers conferred by section 87 of the Haryana Registration
and Regulation of Societies Act, 2012 (Act 1 of 2012), the Governor of Haryana
hereby makes the followings rules, namely....
The bidding condition for shop no.1 on which auction shall be process dated 05.11.2023
1. Reserve price for rent shall be 5000/- Per Month with a security of Rs 10,000/- which is refundable without interest after adjusting dues if any.
2. A successful bidder shall go under a six month blocking period in which neither bidder shall vacate the shop Nor RWA can insist to vacate the shop.
3. If the successful bidder refuses to take the shop then his security money shall be fore-fitted.
4. Successful bidders shall sell only eatable items in this shop but sale of Bidi, Cigarette and Alcohol shall be strictly prohibited.
5. Successful bidders shall have to undergo an agreement with RWA registered in Registrar office maximum for a period of three years.
Two types of dues are pending for the year 2022-23.
(1) One time DRF / Maintenance (which was not collected by IRWO) by 31.03.2022 without late fee.
(1) Routine Common Area Maintenance Charges (CAMC) for the year 2022-23 w.e.f. 01.04.2022 to 30th April, 2022 without late fee.
